Roof Replacement Cost in Missouri City, TX: A 2026 Planning Guide

A new roof is a big expense, and the quotes rarely line up neatly. Here is how roofing is priced in the Missouri City area, realistic planning ranges, and what to look for in an estimate.

Roof Replacement Cost in Missouri City, TX: A 2026 Planning Guide

If you have started collecting estimates, you have probably seen numbers that are thousands of dollars apart for what sounds like the same job. That is normal, and it is not always a sign that someone is overcharging. The roof replacement cost Missouri City TX homeowners pay depends on roof size, pitch, material, how many layers come off, and how much of the decking needs to be replaced. Once you understand those pieces, it is much easier to compare quotes and set a realistic budget.

Every number in this post is a planning range, not a quote. The only way to get a real price is to have your roof measured and inspected.

How roofers measure and price a roof

Roofing is priced by roof area, usually in "squares." One square equals 100 square feet of roof surface. A roof with 2,600 square feet of area is 26 squares. Contractors then add a waste factor, typically 10 to 15 percent, to cover cuts at valleys, hips and edges. Complex rooflines with many angles waste more material than a simple gable.

Roof area is not the same as your home's living area. A one-story brick ranch in Hunters Glen with deep overhangs and a 6/12 pitch can have more roof area than its floor plan. A two-story in Sienna with the same living space has a smaller footprint, but its steeper pitch, dormers and multiple hips add surface and labor. Our roof pitch calculator can help you understand how slope changes the numbers.

Roof replacement cost Missouri City TX planning ranges

Here are rough installed ranges for the Houston area, including tear-off, underlayment, flashing and cleanup. Use them for budgeting only.

MaterialApprox. cost per sq ft installed2,200 sq ft roof3,200 sq ft roof
Architectural asphalt shingles$4.50 - $7.50$9,900 - $16,500$14,400 - $24,000
Standing-seam metal$10 - $16$22,000 - $35,200$32,000 - $51,200

Impact-resistant shingles usually land toward the upper end of the asphalt range or a bit above it. They can pay back part of the difference through insurance discounts on some policies. Three-tab shingles are cheaper but are becoming harder to find and do not hold up as well to Gulf Coast wind.

What pushes the price up or down

Pitch and height

Steep roofs require harnesses, roof jacks and slower work. Two-story homes need more setup and more care moving materials. Both raise labor costs compared to a low-slope single-story.

Number of layers

Some older homes in Quail Valley and Fondren Park still have two layers of shingles from a past overlay. Removing both adds labor and disposal fees.

Decking condition

Once the old shingles come off, rotted or delaminated plywood has to be replaced. This is common near valleys, along eaves where gutters overflowed, and under long-running leaks. Most quotes price decking per sheet, so ask what that rate is.

Ventilation and accessories

Ridge vents, new pipe boots, drip edge, starter strips and ice-and-water style membrane in valleys all add cost, and all are worth it. Attic ventilation is especially important here, since a hot, poorly vented attic shortens shingle life in Texas summers.

HOA requirements

Master-planned communities like Sienna and Riverstone often limit roof colors and materials. Approved products may cost a little more, and you may need architectural review approval before work begins.

What a complete quote should include

When you compare estimates, make sure each one spells out:

  • Total roof area in squares and the waste factor used
  • Shingle brand and product line, plus color
  • Type of underlayment (synthetic is standard now)
  • Drip edge, starter strip, ridge cap and valley treatment
  • Replacement of pipe boots, vents and flashing
  • Per-sheet price for decking replacement
  • Tear-off, disposal and magnetic nail sweep cleanup
  • Permit handling, if required
  • Workmanship terms and how the manufacturer warranty is registered

A quote that only says "replace roof, $12,000" leaves too much room for surprises. If one bid is far lower than the others, look for what is missing. Often it is underlayment quality, flashing, or decking allowances.

Watch for deductible offers: Any roofer who offers to "eat" or waive your insurance deductible is breaking Texas law under Business & Commerce Code §27.02. Walk away from that bid.

Insurance, financing and timing

If your roof was damaged by hail or wind, insurance may cover much of the replacement after your deductible. Many Texas policies pay actual cash value first and release the rest of the replacement cost after the work is complete, so read your policy or ask your agent how yours works. Our insurance claim help page explains how we document damage and meet adjusters.

If the roof is simply old, you are paying out of pocket. Plan for the job in late fall or winter when demand is lower and scheduling is easier. Avoid waiting until the roof is actively leaking, since emergency work and interior repairs add to the bill.

Sample budgets for common Missouri City homes

To make the ranges more concrete, here are three rough scenarios. They are illustrations, not quotes.

  • Single-story brick ranch in Hunters Glen or Fondren Park. About 2,300 square feet of roof area, moderate 6/12 pitch, one layer of old shingles, a few sheets of soft decking near the gutters. With architectural shingles, a budget somewhere in the $11,000 to $17,000 range is a reasonable starting point.
  • Two-story in Quail Valley with a past overlay. About 2,800 square feet of roof area, two layers to tear off, a chimney to re-flash and steeper back slopes. Extra labor and disposal can push this toward $15,000 to $22,000 with architectural shingles.
  • Newer two-story in Sienna or Riverstone. About 3,100 square feet of roof area, multiple hips and valleys, HOA-approved color, and an upgrade to impact-resistant shingles. Expect the upper end of the shingle range or a little above it.

The same homes in standing-seam metal would land roughly two to three times higher. In every case, decking condition is the biggest unknown until the old roof comes off, which is why a good estimate lists a per-sheet price instead of hiding it in the total.

Repair or replace?

Not every worn roof needs replacing. If the shingles are under 12 to 15 years old and the problem is limited to a few areas, a repair may buy several more years. If the roof is over 20 years old, has widespread granule loss, curling shingles or multiple leaks, replacement is usually the better use of money. Our guide to repairing or replacing older roofs goes deeper on that decision.

FAQ

Frequently asked questions

Still unsure? Call (512) 297-7580 and talk it through with a roofer.

01How much does a new roof cost in Missouri City, TX?

As a planning range, architectural asphalt shingles often run about $4.50 to $7.50 per square foot of roof area installed in the Houston area. A typical Missouri City home has 2,200 to 3,200 square feet of roof area, so many shingle jobs fall somewhere around $10,000 to $24,000. Your actual price depends on an inspection and measurement.

02Why is my roof area bigger than my home's square footage?

Roof area includes overhangs and the extra surface created by the slope. A steeper roof has more surface than a flat footprint of the same size, so roof area is usually larger than the living area on a single-story home.

03Does insurance pay for a roof replacement?

If a covered event like hail or wind damaged the roof, many Texas policies pay for repair or replacement minus your deductible. Normal aging is generally not covered. Check your policy for specifics.

04Is it cheaper to replace a roof in winter?

Material prices do not drop much by season, but scheduling is often easier in late fall and winter when storm demand slows down. That can mean shorter waits rather than a lower price.
